It is important to understand that the 97% plus loan
facility referred to in the web site and product information will require
an unblemished credit record for applications to be successful.
However we are still able to source and negotiate a high LVR (loan
to value) mortgage even with some credit impairments and such applicants
should not be discouraged in applying. This also applies to those who
have been discharged from bankruptcy or have finalised part 9 or part
10 creditor arrangements (12 months plus).
More than one applicant may participate as the buyer if more than
one income is available. This will increase the affordability for those
on lower incomes. The FHOG applies for those applicants who qualify
for the First Home Owners Grant.
All programs are considered as risk investments and participants
will be required to acknowledge and determine this at inception and
declare as such in writing.
A privacy statement authority will be required to be signed by all
application participants when proceeding with this programme, together
with a letter confirming independent legal advice for all related mortgage
documents.

as to the financial outcome of any property purchase, other
than a typical model based on known facts of historical evidence

What we are:
- We are negotiators and will act as nominees
for the purchase of residential and commercial property located
by the end buyer at the request of the buyer with funding to
97%
- We are the organisers of a specialised
property purchase plan with Negotiated Discount Services and
extended payment facilities.
What payments are required:
IOS does not make any advance charges for its services.
Buyers will be required to pay a commitment deposit of $275.00, but only on receipt
of written confirmation of finance and when the property is ready to be negotiated.
To assist the buyer, IOS will arrange on request, an extension of
payment of up to 80% of the total negotiation fee for a period of up to 3
years, negotiable and dependant on the actual amount.The extended payment
will be subject to a low rate of interest not exceeding 5% per annum.
The buyer must however request this facility at the time of acceptance
of the written quotation and before proceeding to sign the property
purchase contract.
