IOS does not charge for:-

The finance application.
Negotiating the finance package for you.
Negotiating the 97% funded home loan.

The only cost to you, is when we successfully negotiate the purchase price and save you money.
It’s a user pay facility, if we can’t get you a purchase discount, you pay nothing!

When we achieve a discount then you share that with us 30% / 70% in your favour.

IOS will allow 80% of the fee to be paid off up to 3 years at the very low rate of 5% per annum, or longer - on application.

 

Nothing is payable by the buyer until:-

  1. You receive a written confirmation of finance from the primary funder.
  2. You have been given a firm interest rate which you approve.
  3. You receive a written quotation for the negotiation transaction and have accepted it .
  4. You have found your property and are ready to sign a conditional purchase contract.

There are no up front fees of any description made by IOS

You will however be required to pay:-

  • A commitment deposit of $275 when the finance is approved and you are ready for us to negotiate the purchase price of your new home.
  • This amount is credited back to your account at settlement.

PLUS REMEMBER: IOS IS GETTING YOU A FULLY FUNDED PURCHASE FOR A VERY SMALL DEPOSIT AND A BIG DISCOUNT!

 

Step by step procedure to get things moving.

“If you haven’t already done so”…

  1. Fill in the no charge online finance application
  2. When you receive your indicative approval (48hrs) we will send you the formal loan application.
  3. Complete these and post back to address shown
  4. When you receive your written finance confirmation and have found your house and are ready to sign the property purchase contract , you pay a refundable commitment deposit of $275 to IOS who will then negotiate the price of the property to ensure you get the lowest purchase price. Once that is agreed you then sign the home purchase contract with the 3 safety finance conditional clauses which are supplied to you in the product information, or show these to your solicitor first. The $275.00 commitment deposit is credited to your account at settlement.
